One system for rent, leases, maintenance and the books.

When a tenant pays rent, RentFlow360 posts it to the general ledger, updates the tenant's balance and adds it to the owner's next statement. Nobody types it in twice.

What you get

What it actually does.

Six groups. Everything listed in them ships today; none of it is roadmap.

Leasing & screening

One shareable link runs the whole application, from first inquiry to a signed lease.

  • Online rental applications
  • Identity verification
  • Credit and background checks
  • Eviction history screening
  • Document and reference collection
  • Lease builder from your templates
  • Electronic signatures
  • Tenant onboarding

Rent & payments

Everything between a tenant owing rent and an owner being paid, so you stop chasing it.

  • ACH bank transfers
  • Card payments
  • Autopay
  • Automated late fees
  • Payment reminders
  • Tenant balances

Property operations

Maintenance, inspections and tenant messaging arrive in one inbox instead of your phone.

  • Tenant-filed maintenance requests
  • Vendor assignment and approvals
  • Move-in and move-out inspections
  • Photo and document evidence
  • Tenant messaging
  • Property and unit records
  • Utility billing and allocation

Accounting & financials

A real double-entry ledger, not a report that adds up payments after the fact.

  • Double-entry general ledger
  • Rental income and vendor bills
  • Security deposits and late fees
  • Bank reconciliation
  • Owner statements and distributions
  • Month-end close
  • Multi-entity books
  • 1099-NEC vendor tracking
  • Ledger export (QuickBooks/Xero CSV)

Listings & marketplace

Publish a vacancy once and control exactly where it appears.

  • Marketplace listings with map search
  • Shareable listing links
  • Per-property publishing rules
  • RESO-standard feed for partner platforms
  • Invite-only private listings
  • Applicant intake straight from a listing

Reporting & analytics

What is occupied, what is collected, and what is coming up.

  • Occupancy and rent-collection reporting
  • Lease expiration tracking
  • Application funnel reporting
  • Your figures next to the platform average
  • Documents filed by unit

How it works

One lease, from vacancy to owner statement.

Nine steps. Each one writes to the records the next one reads, and your books read those same rows rather than a copy of them.

01

Vacancy listed

The unit publishes to your marketplace and anywhere else you have allowed.

02

Tenant applies

Details, references and documents arrive in one pass, against the vacancy.

03

Screening runs

Background and credit checks run straight from the application.

04

Lease generated

Approving the application generates a lease from your template.

05

Signed and filed

The lease goes out for e-signature and is filed against the unit.

06

Move-in

Inspection, keys, and utility activation on one checklist.

07

Rent collected

The money lands against the lease and the tenant's balance clears.

08

Ledger updated

The payment posts to the general ledger. Late payments trigger the fees and reminders you set.

09

Owner statement

The owner statement and your dashboards include the payment straight away.

Why RentFlow360

What changes on day one.

Rent collects itself

Invoices generate on schedule, autopay charges on the due date, and anything unpaid is marked overdue and charged the late fee you configured. None of it waits for you.

Tenants, owners and vendors each get a login

Tenants apply, sign, pay and report repairs in one portal. Owners see their properties, documents and financials without emailing you. Vendors take jobs, quote and invoice.

FAQ

Common questions

Is there a contract?

No. Billing is month to month. You can change plan or cancel at any time, and there is no penalty for it.

I only have 2 or 3 units. Is this worth it?

Yes. Starter at $9/mo with a 14-day free trial covers rent collection, the maintenance inbox and tenant applications. Move up to Professional when you need the lease builder and full accounting.

How is this different from AppFolio or Buildium?

Pricing is per plan rather than per door, so adding units inside your plan's capacity costs nothing extra. The accounting is also not a separate product bolted on: there is no export from the property side and no import into the books at month end, because they are the same records.

How does online rent collection work?

Tenants pay through their portal by card or bank transfer. Stripe verifies the payment, and RentFlow360 posts it to your general ledger and to the tenant's balance.

Can I bring my data in, and take it out?

Yes to both. Import your property list from a CSV file, which is usually enough to be running the same day, whether you are coming from AppFolio, Buildium or a spreadsheet. Add units, rents and tenants after that. If you leave, you can export your ledger, leases and tenant records.

Is my data secure?

Card and bank details go to Stripe and are not stored here. Social Security numbers and financial records are encrypted at field level, and every change is written to an audit log.

Something else? Email us and a person will reply, usually the same day.
